Frequently Asked Questions
About luxury auto storage condominiums in Southwest Florida.
What is a luxury auto storage condominium?
A luxury auto storage condominium — often called a motor condo or garage condo — is a privately owned, deeded commercial unit purpose-built for storing and enjoying high-end vehicles, RVs, boats, and collectibles. Owners get the tax and equity benefits of real estate ownership plus high ceilings, oversized garage doors, climate control, security, and frequently a finished mezzanine for entertaining.
Where are The Pugh Group's properties located?
All of The Pugh Group's active motor condo properties are in Southwest Florida, primarily in Naples, Estero, Bonita Springs, and Fort Myers. Current developments include Naples Motor Condos (Naples Boulevard and Racetrack Road locations), Vehicle Fortress in Estero, and My Other Place.
Who is Phil Pugh?
Phil Pugh is the founder of The Pugh Group and Southwest Florida's pioneering broker and developer of luxury auto storage condominiums. With over 50 years in SW Florida real estate and more than $100M in luxury garage sales, Phil has been consulted on storage condominium conversions across the United States.
Can I live in a motor condo?
No — motor condos are commercial-zoned storage units, not residential dwellings. Most associations explicitly prohibit overnight stays. They are designed and permitted as garage and storage space with optional finished mezzanines for use as a lounge, office, or entertainment area.
Can a motor condo be used as a business?
Many of The Pugh Group's units are zoned to allow light commercial use such as office space, showroom, detailing, or small business operations in addition to storage. Permitted uses vary by property and association — contact Phil for specifics on any individual unit.
Are units financeable?
Yes. Because units are deeded real estate, they qualify for commercial real estate financing through banks and credit unions familiar with the asset class. Phil can introduce buyers to lenders who routinely finance these properties.
What's included in a typical motor condo?
Typical features include 14'–16' insulated garage doors, 18'–24' ceilings, heavy power service for lifts and chargers, full HVAC, a private restroom, and often a finished mezzanine. Higher-end units add Lutron lighting systems, designer finishes, polished or porcelain floors, private patios, and bar or lounge build-outs.
How do I schedule a tour or get pricing?
Call Phil Pugh directly at (239) 591-4700 or email info@philpugh.com to schedule a private tour or request pricing on a specific unit. Many listings are sold off-market or before they appear publicly, so reaching out directly is the fastest path.
